Five Features of Fast-Selling Homes
If you’re considering selling your home, it’s worthwhile to understand what buyers want in today’s market. New research from Zillow suggests that five key features – and direct mentions of them in your home’s listing description – could help you offload your home a full 30 days faster than average.
Zillow studied more than two million homes sold in the past year, including their listing descriptions and length of time on the market before sale, and determined that the following amenities are the most coveted by today’s buyers:
Homes featuring shaker elements in the kitchen sold for nearly 10 percent more than homes without them, and at a rate of 45 days faster than the average home.
Another boon for sellers is a farmhouse sink in the kitchen. These trendy and functional fixtures brought in purchase prices of more than 8 percent above average.
If you have a charming barn door on your pantry, master bedroom or den, be sure to mention it in your home’s listing description. This sought-after design element will help you boost your purchase price by as much as 13 percent, while also getting your home sold 57 days sooner.
Most common in kitchens and bathrooms, subway tiles remain a must-have amenity for many of today’s buyers. Their clean, classic look helps boost purchase prices by 7 percent, while ensuring a sale more than two months faster than homes without them.
Granite was king in the kitchen for many years, but research indicates consumers are more interested in quartz countertops these days. Many buyers are willing to pay a 6 percent premium for homes with this feature.
Consider investing in one or more of these popular amenities if you’re thinking of putting your home on the market. A small investment now may pay off – literally – in the future.
